    the address of the property. We will then schedule a visit and meet you at the property, we will then provide

    you an offer in writing the same day or within 24 hours. Once a start date is agreed we can sign the

    contracts and pay your first months rent immediately

  • Amalgamate Property effectively become your tenant, guaranteeing you a fixed rental income.

    You will continue to receive the agreed rent regardless of whether the property is tenanted or

    empty.

  • The rent guarantee contract is from a minimum of 12 months up to a maximum of 5 years.

  • The benefits of a rent guarantee scheme for landlords include no void periods, no rent arrears, no

    commission, no set-up fees, no renewal fees or any other “hidden extras”. No need to deal with

    the tenants at all. We can be flexible with payment dates, contract lengths, and start dates.

  • Absolutely, we often cover minor refurbishments of a property with a very fast turn around. Should

    your property need substantial works like a new kitchen, then we can certainly assist and advise.

  • Absolutely, this is the essence of the guaranteed rent scheme. We effectively become your

    tenants and it becomes our responsibility to pay regardless of whether we experience a void

    period.

  • We use all of the modern and traditional methods of finding the right quality of occupants. These

    include word of mouth, referrals, links with companies that need staff accommodation, paid

    advertising on google and social media plus much more.

  • We treat every property as if it were our own, particularly because we have a lot of friends and

    families property as well as our own to manage. We are particular about who occupies our

    managed properties, usually professionals and families, our regular clean team naturally raise

    alarms of anything suspicious, we also regularly inspect properties ourselves too. Our on call

    team of plumbers, electricians, handymen and decorators are always on stand by too

  • We become your corporate tenants. The key difference between us and a normal tenancy is that

    we will sub-let the property as oppose to live in it ourselves.

    • Copy of Building Insurance.

    • Copy of a recent Mortgage Statement.

    • Copy of utility bills.

    • 3 FULL sets of keys.

  • No we don't. The rent agreed will be the rent that you receive from Amalgamate Property every

    month. We do not charge commission or a management fee.
